House Rules

1.QUIET TIME IS 10:00 pm

2. PLEASE TAKE OUT THE TRASH UPON LEAVING

3. ANY DAMAGED, BROKEN, OR MISSING ITEMS WILL BE AT THE GUEST EXPENSE

4. EXTENSIVE CLEANING DUE TO YOUR PERSONAL HYGIENE BEHAVIORS WILL BE AT THE GUEST EXPENSE.

5. PLEASE DO NOT USE TOWELS OR WASH CLOTHS TO CLEAN YOUR ATV’S OR BIKES BECAUSE THEY ARE FOR BATH USE ONLY.

6. NO MUDDY BOOTS OR ATV CLOTHES ALLOWED INSIDE UNITS, PLEASE USE THE PORCH TO HANG YOUR RIDING GEAR.

7. UPON DEPARTURE PLEASE DO THE FOLLOWING:
- MAKE SURE THE DIRTY LINENS ARE REMOVED FROM THE BEDS AND PLACED IN THE MIDDLE OF THE LIVINGROOM FLOOR
- ANY DIRTY TOWELS SHOULD BE PLACED INSIDE THE SHOWER.
- PLEASE WASH ALL DIRTY DISHES AND SWEEP THE FLOOR.

8. ANY EXTENSIVE CLEANING WILL BE AT THE GUEST EXPENSE OF A MINIMUM FEE OF $150.00

9. PLEASE BE COURTEOUS OF OUR CLEANING LADY AND ABIDE BY THE HOUSE RULES.

10. NO PETS OF ANY KIND ALLOWED INSIDE THE UNITS, WHETHER IT BE A NEIGHBORS ANIMAL, STRAY ETC.

11. NO SMOKING OR TABACCO OF ANY KIND ALLOWED INSIDE THE UNITS.

12. KEEP DOORS ON UNITS CLOSED AT ALL TIMES DUE TO THE DUST.

13. ANY ITEMS LEFT BEHIND WILL BE PLACED IN THE LOST/FOUND BUT WILL BE RETURNED TO THE OWNER AT THE OWNER’S REQUEST AND EXPENSE.

Hawks Riverfront Cabins Policies

RESERVATION POLICY
A two night minimum stay is required along with a two night deposit to reserve cabins. Reservations may be confirmed by Visa, MasterCard, Cashier’s Check or Money Order. If paying deposit with a personal check, deposit must be received within 7 days of making the reservations and 30 days in advance of arrival date. We will mail or email a written confirmation receipt immediately upon receiving deposit.

CANCELLATION POLICY
A request for cancellation/refund of deposit must be received within 30 days of arrival date(less a $25.00 processing fee). If a cancellation request is made with less than 30 days of arrival date it will result in a forfeiture of the deposit. Non-cancellation within 30 days or failure to show will result in a forfeiture of deposit . THERE WILL BE NO REFUNDS FOR EARLY DEPARTURE OR INCLEMENT WEATHER.

POLICIES AND PROCEDURES
Occupancy: All units are for the express use and enjoyment of our register guest ONLY. No gatherings or parties in excess of the occupancy specified on the register permitted. NO LOUD PARTIES PERMITTED. Occupancy violation will be subject to all guests to immediately vacate the units. Personal injury and /or property damage or loss due to guest’s negligence will be the sole financial responsibility of said guest. Please be respectful to others and property. On departure day, please place dirty bed linens and towels in the middle of the floor. Also, PLEASE MAKE DURE THE CABINS AND DISHES ARE CLEAN BEFORE DEPARTING CABINS. PLEASE NOTE: EXTENSIVE CLEANING WILL RESULT IN AN ADDITIONAL $150.00 MINIMUM FEE.

UNIT CARE
Upon arrival repost any damage or shortage of furnishings or equipment to owner immediately. Please do not assume that someone else has reported any damages. Set the air conditioner at a comfortable temperature upon arrival and allow the system to accommodate. Leave the fan setting on auto. NO MUDDY BOOTS ALLOWED INSIDE CABINS, AGAIN, EXTENSIVE CLEANING WILL RESULT IN AN ADDITIONAL $150.00 MINIMUM FEE. NO SMOKING ALLOWED INSIDE CABINS. NO PETS ALLOWED INSIDE CABINS. Please do not turn the heat OFF during winter(cold) weather. Never leave a burning candle unattended. Please make sure that the candle is not burning when departing unit.

MAINTENANCE
Occasionally the best appliances can malfunction and we cannot guarantee them to perform 100% of the time. However, please notify us immediately, so, we can correct the problem as soon as possible. The will be no refunds for malfunction problems. WIFI: The cabins are equipped with WIFI and cell service. River Bank: The cabins are close to the river. Therefore, we ask that an adult accompany any children at all times. PLEASE DO NOT LEAVE CHILDREN UNATTENDED WHILE NEXT TO THE RIVER. Please enjoy your stay and we are happy to have you as our guests. Please feel free to make any suggestions or comments in the guest book inside your cabin.
